Aquesta disposici\u00f3 decaur\u00e0 de nou si en el termini de 30 dies no es ratificada en el Congr\u00e9s de Diputats.<\/h5>\n<p>Tal com varem informar en el seu dia, el Govern va aprovar un seguit de disposicions en un Reial decret llei que no va ser ratificat pel Congr\u00e9s de Diputats donat que diferents grups parlamentaris varen entendre que en una sola norma el Govern pretenia colar un seguit disposicions heterog\u00e8nies, algunes de les quals son eren del seu gust. Entre aquelles disposicions que varen quedar sense efecte hi havia el paquet de mesures de protecci\u00f3 a les llars vulnerables de les que varem informar oportunament.<\/p>\n<p>Ara el Govern central ho ha esmenat publicant per separat les diferents disposicions i ha incl\u00f2s les disposicions de protecci\u00f3 a les llars vulnerables en el nou RDL 2\/2026, que comentem. Per tant, a partir del 5 de febrer regiran de nou aquelles disposicions que varen decaure en no haver estat ratificades. El cas es que, no obstant, tornaran a decaure si el Congr\u00e9s no ratifica aquestes disposicions en el termini de trenta dies.<\/p>\n<p>Destaquem els extrems m\u00e9s importants que afecten al mercat immobiliari:<\/p>\n<h3>Desnonaments i llan\u00e7aments: Pr\u00f2rroga fins a finals de 2026<\/h3>\n<ul>\n<li>S&#8217;est\u00e9n la suspensi\u00f3 dels procediments de desnonament i dels llan\u00e7aments per a llars vulnerables sense alternativa habitacional fins al 31 de desembre de 2026.<\/li>\n<li>La suspensi\u00f3 no ser\u00e0 aplicable si el propietari \u00e9s una persona f\u00edsica que tant sols posseeix-hi un o dos habitatges,<\/li>\n<li>En el cas de &#8220;grans tenidors&#8221; o propietaris amb m\u00e9s de dos immobles, el jutge podr\u00e0 mantenir la suspensi\u00f3 si s&#8217;acredita la vulnerabilitat del llogater i no s&#8217;ofereix alternativa.<\/li>\n<\/ul>\n<h3>Compensacions a propietaris<\/h3>\n<p>Aquells propietaris que s&#8217;hagin vist afectats per la suspensi\u00f3 d&#8217;un desnonament podran sol\u00b7licitar una compensaci\u00f3 econ\u00f2mica. El nou termini per presentar aquestes sol\u00b7licituds s&#8217;amplia fins al 31 de gener de 2027.<\/p>\n<h3>Incentius fiscals en habitatge<\/h3>\n<p>Es mantenen i reforcen els beneficis fiscals per a l&#8217;efici\u00e8ncia energ\u00e8tica. Les deduccions en l&#8217;IRPF per obres de millora que redueixin la demanda de calefacci\u00f3 o refrigeraci\u00f3 en habitatges habituals continuaran vigents durant el 2026.<\/p>\n<h3>Subministraments i pobresa energ\u00e8tica<\/h3>\n<p>Es mant\u00e9 la prohibici\u00f3 d&#8217;interrompre els subministraments d&#8217;aigua, gas i electricitat a consumidors vulnerables fins al 31 de desembre de 2026.<\/p>\n<h3>Dissoluci\u00f3 de societats<\/h3>\n<p>S&#8217;ha prorrogat la mesura excepcional que permet no computar les p\u00e8rdues dels anys 2020 i 2021 com a causa de dissoluci\u00f3 societ\u00e0ria durant l&#8217;exercici 2026.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-medium wp-image-13023\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-300x167.jpeg\" alt=\"\" width=\"300\" height=\"167\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-300x167.jpeg 300w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-768x427.jpeg 768w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-600x333.jpeg 600w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image.jpeg 810w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/p>\n<h5><em>Som Agents immobiliaris, API i Administradors de Finques.
