El Tribunal Econ\u00f2mic-Administratiu Central (TEAC) ha establert un nou criteri que permet deduir, en l\u2019IRPF, les primes de l\u2019asseguran\u00e7a de vida vinculada a la hipoteca d\u2019un immoble arrendat, contradient la interpretaci\u00f3 que havia mantingut fins ara l\u2019Ag\u00e8ncia Tribut\u00e0ria.<\/h5>\n<h3>Qu\u00e8 canvia?<\/h3>\n<p>Fins ara, Hisenda considerava que aquest tipus d\u2019asseguran\u00e7a no era una despesa necess\u00e0ria per obtenir els rendiments del lloguer i, per tant, no admetia la seva deducci\u00f3.<\/p>\n<p>Amb la nova resoluci\u00f3, el TEAC conclou que, quan la contractaci\u00f3 de l\u2019asseguran\u00e7a de vida forma part de les condicions del pr\u00e9stec hipotecari i permet obtenir una bonificaci\u00f3 en el tipus d\u2019inter\u00e8s, aquesta despesa est\u00e0 directament relacionada amb el finan\u00e7ament de l\u2019immoble i pot considerar-se dedu\u00efble dins dels rendiments del capital immobiliari.<\/p>\n<h3>A qui pot beneficiar?<\/h3>\n<p>Aquest nou criteri pot beneficiar els propietaris que:<\/p>\n<ul>\n<li><span style=\"font-size: 16px;\">Tinguin un habitatge destinat al lloguer.<\/span><\/li>\n<li><span style=\"font-size: 16px;\">Hagin contractat una hipoteca per finan\u00e7ar aquest immoble.<\/span><\/li>\n<li><span style=\"font-size: 16px;\">Disposin d\u2019una asseguran\u00e7a de vida vinculada a la hipoteca com a condici\u00f3 del pr\u00e9stec o per obtenir una millora en les condicions de finan\u00e7ament.<\/span><\/li>\n<li><span style=\"font-size: 16px;\">Cal tenir en compte que cada cas s\u2019ha d\u2019analitzar individualment, ja que la deducci\u00f3 dependr\u00e0 de les caracter\u00edstiques concretes del pr\u00e9stec hipotecari i de la p\u00f2lissa contractada.<\/span><\/li>\n<\/ul>\n<h3>Es poden revisar declaracions anteriors?<\/h3>\n<p>La resoluci\u00f3 del TEAC unifica criteri administratiu, fet que pot obrir la porta a revisar declaracions de la renda d\u2019exercicis no prescrits en aquells casos en qu\u00e8 no es va aplicar aquesta deducci\u00f3.
