Va entrar en vigor el passat dia 2 i regula els a<\/span><span class=\"csB34F35E1\">juts transitoris de finan\u00e7ament pels arrendataris d&#8217;habitatge habitual. Destaquem el seg\u00fcent:<br \/>\n<\/span><\/p>\n<p><span style=\"color: #ff0000;\"><strong>En que consisteixen ela ajuts ?<\/strong> <\/span><span class=\"cs660441F3\">Es facilita la possibilitat d\u00b4obtenir un pr\u00e9stec bancari en condicions especials i amb aval de l&#8217;Estat.<br \/>\n<\/span><\/p>\n<p><strong><span style=\"color: #ff0000;\">Quins requisits b\u00e0sics han de reunir els arrendataris ?<\/span> <\/strong><\/p>\n<ul>\n<li>L&#8217;arrendament ha de ser d&#8217;habitatge habitual i permanent.<\/li>\n<li>Han de tenir un contracte en vigor, emparat la la Llei d&#8217;Arrendaments Urbans.<\/li>\n<li>S&#8217;han de trobar<span class=\"csB34F35E1\"> en situaci\u00f3 de vulnerabilitat econ\u00f2mica per la COVID-19.<\/span><\/li>\n<li>Han de ser r<span class=\"csB34F35E1\">esidents a Espanya.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p class=\"cs80D9435B\"><span style=\"color: #ff0000;\"><strong>Quins requisits complementaris han de reunir els arrendataris ?<\/strong> <\/span><\/p>\n<ul>\n<li><span class=\"cs660441F3\">Acreditar que<\/span><span class=\"csB34F35E1\"> la persona arrendat\u00e0ria o algun dels membres de la unitat familiar es trobi afectat per alguna de les seg\u00fcents situacions:<\/span>\n<ul>\n<li><span class=\"csB34F35E1\">Haver passat a la situaci\u00f3 d&#8217;atur per estar afectat per un Expedient Temporal de Regulaci\u00f3 d&#8217;Ocupaci\u00f3 (ERTO).<\/span><\/li>\n<li><span class=\"csB34F35E1\">Haver redu\u00eft la seva jornada per motiu de cures.<\/span><\/li>\n<li><span class=\"csB34F35E1\">Haver cessat en una activitat per compte propi o acreditar altres circumst\u00e0ncies sobrevingudes vinculades a l&#8217;activitat laboral o empresarial que impliquin la reducci\u00f3 d&#8217;ingressos a conseq\u00fc\u00e8ncia de l&#8217;expansi\u00f3 de la COVID-19.<\/span><\/li>\n<\/ul>\n<\/li>\n<li><span class=\"cs660441F3\">\u00a0<\/span><span class=\"csB34F35E1\">Que el conjunt dels ingressos dels membres de la unitat familiar, en el mes anterior a la sol\u00b7licitud de l&#8217;ajut, no arribi al l\u00edmit de cinc vegades l&#8217;Indicador P\u00fablic de Renda d&#8217;Efectes M\u00faltiples mensual (des d&#8217;ara IPREM), \u00e9s dir 2.689,20.- \u20ac.<\/span><\/li>\n<li><span class=\"csB34F35E1\">Que la renda del lloguer, m\u00e9s les \u201cdespeses i subministraments b\u00e0sics\u201d (inclou servei d&#8217;electricitat, gas, gasoil per a calefacci\u00f3, aigua corrent, serveis de telecomunicaci\u00f3 fixa i m\u00f2bil, i contribucions a la comunitat de propietaris) resulti igual o superior al 35% dels ingressos nets que percebi el conjunt dels membres de la unitat familiar.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Quines seran les caracter\u00edstiques del pr\u00e9stec ?<\/strong> <\/span><\/p>\n<ul>\n<li><span class=\"csB34F35E1\">El pr\u00e9stec es concedir\u00e0\u00a0<\/span><span class=\"cs660441F3\">per un import de\u00a0<\/span><span class=\"csB34F35E1\">fins al 100% de l&#8217;import de sis mensualitats de la renda del lloguer, amb un m\u00e0xim de 5.400 euros (900 euros per mensualitat de renda).<br \/>\n<\/span><\/li>\n<li><span class=\"csB34F35E1\">Les sis mensualitats del pr\u00e9stec podran incloure la del mes d&#8217;abril del 2020 i no podran incloure les<\/span><span class=\"csB34F35E1\"> posteriors a 6 mesos a comptar de la signatura del pr\u00e9stec.<\/span><\/li>\n<li><span class=\"csB34F35E1\">El termini d&#8217;amortitzaci\u00f3 inicial podr\u00e0 ser de fins a 6 anys, podent-se pactar un per\u00edode de car\u00e8ncia de sis mesos.<\/span><\/li>\n<li><span class=\"csB34F35E1\">L&#8217;entitat de cr\u00e8dit abonar\u00e0 l&#8217;import del pr\u00e9stec directament a la persona o entitat arrendadora de l&#8217;habitatge, pr\u00e8via comunicaci\u00f3 al titular del pr\u00e9stec.<\/span><\/li>\n<li><span class=\"csB34F35E1\">Les despeses i interessos del pr\u00e9stec no podran superar l&#8217;import resultant d&#8217;aplicar el tipus 1,5% TAE al pr\u00e9stec i l&#8217;entitat de cr\u00e8dit no podr\u00e0 exigir a l&#8217;interessat la contractaci\u00f3 de cap producte o servei addicional.<\/span><\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_314660576-1.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-2859\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_314660576-1.jpg\" alt=\"\" width=\"600\" height=\"600\" \/><\/a><\/p>\n<p><em><span style=\"color: #ff6600;\"><strong>Som administradors de finques i agents immobiliaris.
