{"id":7402,"date":"2016-02-16T20:22:54","date_gmt":"2016-02-16T18:22:54","guid":{"rendered":"https:\/\/www.rm-assessors.cat\/demano-un-prestec-o-un-lising\/"},"modified":"2016-02-16T20:22:54","modified_gmt":"2016-02-16T18:22:54","slug":"demano-un-prestec-o-un-lising","status":"publish","type":"post","link":"https:\/\/www.rm-assessors.cat\/en\/demano-un-prestec-o-un-lising\/","title":{"rendered":"&#8221; Demano un pr\u00e9stec o un l\u00edsing ? &#8220;"},"content":{"rendered":"<p>Si una empresa necessita diners per fer una inversi\u00f3, per exemple, per comprar una furgoneta, una m\u00e0quina o un edifici industrial, li solen proposar com alternativa demanar un pr\u00e9stec o fer un l\u00edsing, tamb\u00e9 anomenat &#8220;arrendament financer&#8221;.\u00a0 A l&#8217;hora de decidir caldr\u00e0 tenir en compte les diferents condicions que ens faci la financera o el banc, per\u00f2 tamb\u00e9 es important tenir molt en compte el diferent tractament fiscal dels pr\u00e9stecs i dels l\u00edsing.\u00a0 Destaquem:<\/p>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">1.- Carrega financera (interessos, comissions, despeses d&#8217;intervenci\u00f3 notarial&#8230;):<\/span><\/span><\/p>\n<ul>\n<li>Tots aquests conceptes es poden deduir com a despesa de l&#8217;activitat, tant si fem un pr\u00e9stec com un l\u00edsing.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">2.- Amortitzaci\u00f3:<\/span> <\/span><\/p>\n<ul>\n<li>Pr\u00e9stec:\n<ul>\n<li>Es permet amortitzar i, per tant, deduir com a despesa, el percentatge que marquen les taules d&#8217;amortitzaci\u00f3 en funci\u00f3 del r\u00e8gim fiscal i de les caracter\u00edstiques del b\u00e9 que es tracti (Per exemple, fins a un 16% anual una furgoneta, un 12% anual una m\u00e0quina o un 3% anual un edifici industrial, excl\u00f2s el valor del solar).<\/li>\n<li>Empreses de redu\u00efda dimensi\u00f3 (que facturin fins a 10.000.000 \u20ac). Es permet multiplicar per dos el coeficient d&#8217;amortitzaci\u00f3. (Es a dir, segons l&#8217;exemple anterior,\u00a0 fins un 32% anual una furgoneta, un 24% anual una m\u00e0quina o un 6% anual un edifici industrial, excl\u00f2s el valor del solar).<\/li>\n<\/ul>\n<\/li>\n<li>L\u00edsing:\n<ul>\n<li>Es permet amortitzar i, per tant, deduir com a despesa la quota pagada en concepte de recuperaci\u00f3 del b\u00e9 (devoluci\u00f3 de capital) i amb el l\u00edmit del resultat de <u>multiplicar per 1,5<\/u> el percentatge que marquin les taules d\u2019amortitzaci\u00f3. Aix\u00ed, en el cas d\u2019empreses de redu\u00efda dimensi\u00f3, l\u2019amortitzaci\u00f3 podr\u00e0 ser de fins el 48% en cas de la furgoneta, del 36% en cas de la m\u00e0quina o de un 9% en cas l&#8217;edifici industrial, excl\u00f2s el valor del solar.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">3.- Requisits que han de reunir els contractes de l\u00edsing:<\/span><\/span><\/p>\n<ul>\n<li>\u00a0La durada m\u00ednima dels contractes ser\u00e0 de 2 anys quan tingui per objecte b\u00e9ns mobles i 10 anys per a b\u00e9ns immobles.<\/li>\n<li>\u00a0S&#8217;haur\u00e0 de reflectir en els contractes la quota del l\u00edsing, diferenciant la part que correspongui a la c\u00e0rrega financera de la relativa a la recuperaci\u00f3 del cost del b\u00e9, excl\u00f2s el valor de l&#8217;opci\u00f3 de compra.<\/li>\n<li>\u00a0L&#8217;import anual de la part de les quotes de l\u00edsing corresponent a la recuperaci\u00f3 del cost del b\u00e9 haur\u00e0 de romandre igual o tenir car\u00e0cter creixent al llarg del per\u00edode contractual. No obstant l&#8217;anterior, i de forma transit\u00f2ria i excepcional per a l&#8217;exercici 2015 aquest requisit no s&#8217;exigir\u00e0<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">4.- Conclusi\u00f3:<\/span><\/span><\/p>\n<ul>\n<li>La difer\u00e8ncia del tractament fiscal entre pr\u00e9stec i l\u00edsing rau en que en el cas del l\u00edsing podrem anticipar la despesa per amortitzaci\u00f3.<\/li>\n<li>Pel que fa a les empreses que no estiguin exemptes d&#8217;IVA, tamb\u00e9 caldr\u00e0 tenir en compte que l&#8217;IVA de la compra es merita en la seva totalitat en el moment de l&#8217;adquisici\u00f3, mentre que l&#8217;IVA del l\u00edsing es va meritant fraccionat en cada quota.
