Fins ara aquest impost ha passat for\u00e7a desapercebut per\u00f2 com sigui que observem que ara la Generalitat l&#8217;est\u00e0 reclamant en contractes realitzats fins a quatre anys endarrere, conv\u00e9 prestar-hi atenci\u00f3 per evitar sancions i interessos de demora.\u00a0 Destaquem:<\/p>\n<ul>\n<li style=\"text-align: justify;\"><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">Qui ha de pagar l&#8217;impost?: <\/span><\/span>L&#8217;impost es a c\u00e0rrec de l&#8217;inquil\u00ed o arrendatari per\u00f2 l&#8217;arrendador o propietari tamb\u00e9 n&#8217;\u00e9s res responsable subsidiari pel cas que hagu\u00e9s percebut el primer termini de renda sense exigir a l&#8217;arrendatari justificaci\u00f3 d&#8217;haver satisfet aquest impost. Ser responsable subsidiari implica que si l&#8217;arrendatari no paga l&#8217;impost i no es solvent, l&#8217; haur\u00e0 de pagar el propietari.<\/li>\n<li style=\"text-align: justify;\"><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">Quina es la base sobre la que s&#8217;haur\u00e0 d&#8217;aplicar la quota de l&#8217;impost?<\/span><\/span>: La base ser\u00e0 la quantitat total que s&#8217;hagi de satisfer per tot el per\u00edode de durada del contracte. Si no const\u00e9s cap termini, es computar\u00e0 un m\u00ednim de sis anys, sense perjudici de les liquidacions addicionals si despr\u00e9s continua vigent m\u00e9s temps. En els contractes que tinguin pr\u00f2rroga for\u00e7osa, es computar\u00e0, com a m\u00ednim, un termini de durada de tres anys.<\/li>\n<li style=\"text-align: justify;\"><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">Quina es la quota a pagar?:<\/span><\/span> En el cas de Catalunya, en arrendaments concertats a partir del dia 1.1.2015: 0,50%\n<ul>\n<li>Arrendaments concertats entre 31.1.2014 i 31.12.2014: 0,30%.<\/li>\n<li>Arrendaments concertats anteriorment: S&#8217;aplica una escala entre el 0,09% i el 0,40% en funci\u00f3 de la base.<\/li>\n<\/ul>\n<\/li>\n<li style=\"text-align: justify;\"><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">Forma de pagament de l&#8217;impost:<\/span><\/span> L&#8217;Impost a Catalunya s&#8217;ha de satisfer a l&#8217;Ag\u00e8ncia Tribut\u00e0ria de Catalunya, complimentant el model 600.<\/li>\n<li style=\"text-align: justify;\"><span style=\"text-decoration: underline;\"><span style=\"color: #3366ff; text-decoration: underline;\">Termini de pagaments de l&#8217;impost<\/span><\/span>: El termini de presentaci\u00f3 i ingr\u00e9s del model 600 \u00e9s un mes des de la data de signatura del contracte.<\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/rmassessors3_33682161.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-811\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/rmassessors3_33682161.jpg\" alt=\"rmassessors3\" width=\"658\" height=\"325\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/rmassessors3_33682161.jpg 658w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/rmassessors3_33682161-300x148.jpg 300w\" sizes=\"(max-width: 658px) 100vw, 658px\" \/><\/a><\/p>\n<h3><span style=\"color: #3366ff;\"><em>Som assessors fiscals i agents immobiliaris.
