Aquesta reforma, que entrar\u00e0 en vigor el proper dia 20 de juny, modifica el regim de la propietat horitzontal i implica cavis en la gesti\u00f3 de les comunitats de propietaris. <span style=\"text-decoration: underline;\">Destaquem els seg\u00fcents canvis:<\/span><\/p>\n<p><span style=\"text-decoration: underline; color: #ff6600;\">Garantia de cobrament de les quotes:<\/span> La comunitat tindr\u00e0 prefer\u00e8ncia sobre altres creditors per cobrar les quotes de l\u2019any en curs <span style=\"text-decoration: underline;\">i dels quatre anys<\/span> naturals immediatament anteriors. La pr\u00f2pia finca respondr\u00e0 del pagament d&#8217;aquestes quotes.<\/p>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #ff6600; text-decoration: underline;\">Interessos:<\/span><\/span> Els deutes per quotes meritaran interessos a partir del moment en que s\u2019hagu\u00e9s de fer el pagament si aquest no es fer efectiu.<\/p>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #ff6600; text-decoration: underline;\">Ja no caldr\u00e0 la doble convocat\u00f2ria de les juntes de la comunitat:<\/span> <\/span>S\u2019ha suprimit l\u2019exig\u00e8ncia d\u2019haver de fer primera i segona convocat\u00f2ria.<\/p>\n<p><span style=\"text-decoration: underline; color: #ff6600;\">Unanimitat:<\/span> S\u2019exigir\u00e0 la unanimitat de tots els propietaris per prendre, entre d\u2019altres, els seg\u00fcents acords:<\/p>\n<ul>\n<li>Per modificar les quotes de participaci\u00f3.<\/li>\n<li>Per vincular elements comuns a un o m\u00e9s elements privatius.<\/li>\n<li>Per sotmetre a arbitratge qualsevol q\u00fcesti\u00f3 relativa al r\u00e8gim de propietat horitzontal.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #ff6600; text-decoration: underline;\">Majoria qualificada:<\/span><\/span> S\u2019exigir\u00e0 l\u2019acord de la majoria del 4\/5 parts dels propietaris que representin almenys les 4\/5 parts de les quotes de participaci\u00f3 per adoptar, entre d\u2019altres, els seg\u00fcents acords:<\/p>\n<ul>\n<li>Modificar els estatuts<\/li>\n<li>Acordar reformes<a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria10_11899054.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-714\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria10_11899054.jpg\" alt=\"immobiliaria10\" width=\"658\" height=\"325\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria10_11899054.jpg 658w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria10_11899054-300x148.jpg 300w\" sizes=\"(max-width: 658px) 100vw, 658px\" \/><\/a> de l\u2019edifici que afectin l\u2019estructura o la configuraci\u00f3 exterior.<\/li>\n<li>Acordar quotes especials per despeses.<\/li>\n<li>Cedir elements comuns en arrendament per temps superior a 15 anys.<\/li>\n<\/ul>\n<p><span style=\"text-decoration: underline;\"><span style=\"color: #ff6600; text-decoration: underline;\">Efectivitat dels acords de la Junta:<\/span><\/span> Els acords que adopti la Junta de Propietaris seran immediatament executius a no ser que els estatuts diguin el contrari. La comunitat podr\u00e0 exigir el compliment dels acords, encara que siguin impugnats, mentre no es resolgui la impugnaci\u00f3.<\/p>\n<h3><span style=\"color: #ff6600;\">Som Administradors de finques.
