{"id":9658,"date":"2023-07-14T12:14:58","date_gmt":"2023-07-14T10:14:58","guid":{"rendered":"https:\/\/www.rm-assessors.cat\/les-rendes-del-lloguer-dhabitatges-seguiran-limitades-com-a-minim-fins-el-31-de-desembre-de-2023\/"},"modified":"2023-07-14T12:14:58","modified_gmt":"2023-07-14T10:14:58","slug":"les-rendes-del-lloguer-dhabitatges-seguiran-limitades-com-a-minim-fins-el-31-de-desembre-de-2023","status":"publish","type":"post","link":"https:\/\/www.rm-assessors.cat\/en\/les-rendes-del-lloguer-dhabitatges-seguiran-limitades-com-a-minim-fins-el-31-de-desembre-de-2023\/","title":{"rendered":"Les rendes del lloguer d&#8217;habitatges seguiran limitades, com a m\u00ednim, fins el 31 de desembre de 2023"},"content":{"rendered":"<p>El <a href=\"https:\/\/apigirona.us6.list-manage.com\/track\/click?u=c9fec421edc4397c1b3515da6&amp;id=63bb9422f1&amp;e=1758055e75\" target=\"_blank\" rel=\"noopener\">Reial decret llei 5\/2023, de 28 de juny<\/a> ha modificat i prorrogat les mesures de resposta a les conseq\u00fc\u00e8ncies econ\u00f2miques i socials de la Guerra d&#8217;Ucra\u00efna pel que fa al lloguer d&#8217;habitatges.<\/p>\n<p>Destaquem el seg\u00fcent:<\/p>\n<p><strong><span style=\"color: #ff0000;\">Actualitzaci\u00f3 de la renda<\/span><\/strong><\/p>\n<p><strong>Arrendadors grans tenidors<\/strong> (A aquests efectes es considera gran tenidor la persona f\u00edsica o jur\u00eddica titular de m\u00e9s de deu immobles urbans d&#8217;\u00fas residencial o una superf\u00edcie constru\u00efda de m\u00e9s de 1.500 m2 d&#8217;\u00fas residencial, excloent-ne en tot cas garatges i trasters) <strong><br \/>\n<\/strong><\/p>\n<ul>\n<li>Fins el 31.12.2023 les parts podran pactar el percentatge m\u00e0xim d&#8217;actualitzaci\u00f3 per IPC, sense que aquest pacte pugui superar el 2%.<\/li>\n<li>En el cas que les parts no aconsegueixin un acord, el l\u00edmit m\u00e0xim d&#8217;actualitzaci\u00f3 ser\u00e0 tamb\u00e9 del 2%<\/li>\n<\/ul>\n<p><strong>Resta d&#8217;arrendadors: <\/strong><\/p>\n<ul>\n<li>Fins el 31.12.2023 les parts podran pactar el percentatge m\u00e0xim d&#8217;actualitzaci\u00f3 per IPC.<\/li>\n<li>Si les parts no aconsegueixin un acord, el l\u00edmit m\u00e0xim d&#8217;actualitzaci\u00f3 ser\u00e0 tamb\u00e9 del 2%.<\/li>\n<\/ul>\n<p><span style=\"color: #ff0000;\"><strong>Desapareix la pr\u00f2rroga extraordin\u00e0ria de sis mesos dels contractes d&#8217;arrendament d&#8217;habitatge habitual que finalitzin a partir de l\u20191 de juliol<\/strong><\/span><br \/>\nA partir de l&#8217;1 de juliol els arrendataris ja no podran exigir la pr\u00f2rroga obligat\u00f2ria de sis mesos que s&#8217;havia previst en les anteriors mesures extraordin\u00e0ries per les conseq\u00fc\u00e8ncies econ\u00f2miques de la guerra d&#8217;Ucra\u00efna.<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Arrendataris en situacions de vulnerabilitat<\/strong><\/span><\/p>\n<p>Es prorroga fins el 31.12.2023 la possibilitat de que en\u00a0 determinats procediments judicials, inclosos els derivats d&#8217;okupaci\u00f3, els arrendataris que acreditin estar en les situacions de vulnerabilitat econ\u00f2mica puguin sol\u00b7licitar la suspensi\u00f3 del procediment de desnonament, o d&#8217;aquells procediments que tinguin per objecte el llan\u00e7ament de l&#8217;habitatge habitual.<\/p>\n<p><a href=\"https:\/\/blog.rm-assessors.com\/wp-content\/uploads\/2015\/02\/immobiliaria5_612783451.jpg\"><img decoding=\"async\" class=\"alignnone size-medium wp-image-785\" src=\"https:\/\/blog.rm-assessors.com\/wp-content\/uploads\/2015\/02\/immobiliaria5_612783451-300x148.jpg\" alt=\"\" width=\"300\" height=\"148\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria5_612783451-300x148.jpg 300w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria5_612783451.jpg 658w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><br \/>\n<strong><em><span style=\"color: #3366ff;\">\u00a0Som Agents immobiliaris, Administradors de finques i API.
