{"id":11201,"date":"2024-01-11T19:46:39","date_gmt":"2024-01-11T17:46:39","guid":{"rendered":"https:\/\/www.rm-assessors.cat\/noticies\/rm-assessors\/les-rendes-del-lloguer-dhabitatges-continuaran-limitades-fins-el-31-de-desembre-de-2024\/"},"modified":"2024-01-11T19:46:39","modified_gmt":"2024-01-11T17:46:39","slug":"les-rendes-del-lloguer-dhabitatges-continuaran-limitades-fins-el-31-de-desembre-de-2024","status":"publish","type":"post","link":"https:\/\/www.rm-assessors.cat\/es\/les-rendes-del-lloguer-dhabitatges-continuaran-limitades-fins-el-31-de-desembre-de-2024\/","title":{"rendered":"Les rendes del lloguer d&#8217;habitatges continuaran limitades fins el 31 de desembre de 2024"},"content":{"rendered":"<h5>A partir del mes de gener de 2024, quan toqui renovar els contractes de lloguer d&#8217;habitatge les dues parts s&#8217;hauran de posar d&#8217;acord sobre l&#8217;increment de la renda i, a falta d&#8217;acord, l&#8217;augment no podr\u00e0 superar el 3%.<\/h5>\n<p>La nova <span style=\"color: #ff0000;\"><em><a style=\"color: #ff0000;\" href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2023-12203\">Ley 12\/2023 por el derecho a la vivienda<\/a><\/em><\/span>, en la seva disposici\u00f3 final 6\u00aa ha modificat\u00a0l&#8217;article 46 del <span style=\"color: #ff0000;\"><em><a style=\"color: #ff0000;\" href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2022-4972\">Reial Decret Llei 6\/2022<\/a> <\/em><\/span>que limita l&#8217;increment del preu de lloguer dels habitatges que s&#8217;hagi de revisar en el 2024 en el sentit seg\u00fcent:<\/p>\n<h3>Quan l&#8217;arrendador sigui un gran tenidor<\/h3>\n<p><strong>Si hi ha acord entre les parts:<\/strong>\u00a0 S&#8217;aplicar\u00e0 el que hagin acordat les parts sense que la variaci\u00f3 anual de la renda pugui excedir del tres per cent (3%).<\/p>\n<p><strong>Si no hi ha acord entre les parts<\/strong>: L\u2019increment de la renda no podr\u00e0 superar el 3%.<\/p>\n<h3>Quan l&#8217;arrendador NO sigui un gran tenidor<\/h3>\n<p><strong>Si hi ha acord entre les parts<\/strong>: S&#8217;aplicar\u00e0 el que hagin acordat\u00a0 les parts sense cap limitaci\u00f3.<\/p>\n<p><strong>Si no hi ha acord entre les parts<\/strong>: L&#8217;increment de renda no podr\u00e0 superar el 3%.<\/p>\n<h3>Qui es un gran tenidor ?<\/h3>\n<p>Aquest concepte ha estat modificat per l&#8217;art. 3.k de la <em><span style=\"color: #3366ff;\"><a style=\"color: #3366ff;\" href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2023-12203\">Ley 12\/2023 de derecho a la vivienda<\/a><\/span><\/em>, en el seg\u00fcent sentit:<\/p>\n<p><strong>En general:<\/strong> Persona f\u00edsica o jur\u00eddica que sigui titular de m\u00e9s de deu immobles urbans d&#8217;\u00fas residencial o una superf\u00edcie constru\u00efda de m\u00e9s de 1.500 m2 d&#8217;\u00fas residencial, excloent en tot cas garatges i trasters.<\/p>\n<p><strong>Habitatges en zones que es declari de mercat residencial tensionat<\/strong>: Es podr\u00e0 ampliar a aquells titulars de cinc o m\u00e9s immobles urbans d&#8217;\u00fas residencial ubicats en aquest \u00e0mbit.<\/p>\n<p><a href=\"https:\/\/blog.rm-assessors.com\/wp-content\/uploads\/2023\/04\/Habitatge.2.png\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-medium wp-image-7352\" src=\"https:\/\/blog.rm-assessors.com\/wp-content\/uploads\/2023\/04\/Habitatge.2-292x300.png\" alt=\"\" width=\"292\" height=\"300\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2023\/04\/Habitatge.2-292x300.png 292w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2023\/04\/Habitatge.2.png 622w\" sizes=\"(max-width: 292px) 100vw, 292px\" \/><\/a><\/p>\n<h3><span style=\"color: #3366ff;\"><em>Som Agents immobiliaris, API i Administradors de Finques.
