{"id":13729,"date":"2025-04-30T18:44:11","date_gmt":"2025-04-30T16:44:11","guid":{"rendered":"https:\/\/www.rm-assessors.cat\/?p=13729"},"modified":"2025-04-30T18:44:11","modified_gmt":"2025-04-30T16:44:11","slug":"els-grans-tenidors-dhabitatge-shan-de-registrar","status":"publish","type":"post","link":"https:\/\/www.rm-assessors.cat\/es\/els-grans-tenidors-dhabitatge-shan-de-registrar\/","title":{"rendered":"Els grans tenidors d&#8217;habitatge s&#8217;han de registrar"},"content":{"rendered":"<p class=\"cs95E872D0\"><span class=\"cs660441F3\">El<\/span><span class=\"csFC966AA7\"><em><a href=\"https:\/\/www.boe.es\/diario_boe\/txt.php?id=BOE-A-2025-8490\"><span style=\"color: #ff0000;\"> Decreto ley 2\/2025, de 25 de febrero<\/span><\/a><\/em>, amplia les obligacions de registre dels grans tenidor d&#8217;habitatge.<\/span><\/p>\n<h3>Quina es la normativa aplicable ?<\/h3>\n<p>Es d&#8217;aplicaci\u00f3 l&#8217;esmentat Decret llei 2\/2025, que amplia les obligacions de registre dels grans tenidors d&#8217;habitatge que preveu<span class=\"csFC966AA7\">\u00a0l\u2019article 3.k) de la <\/span><span class=\"cs71C8385E\"><a class=\"safe---anchor---wc cs8FD64B08\" href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2023-12203\" target=\"_blank\" rel=\"noopener noreferrer nofollow\"><span class=\"cs3D3B8F46\"><span style=\"color: #ff0000;\"><em>Llei 12\/2023, de 24 de maig,<\/em><\/span> pel dret a l\u2019habitatge.<\/span><\/a><\/span><\/p>\n<h3>Qui es considera gran tenidor d&#8217;habitatge a Catalunya ?<\/h3>\n<ul>\n<li class=\"cs95E872D0\"><strong>En general, les persones f\u00edsiques i jur\u00eddiques que siguin titulars<\/strong>:\n<ul>\n<li><span style=\"font-size: 16px;\">De 5 o m\u00e9s immobles urbans d\u2019\u00fas residencial ubicats en municipis declarats zones de mercat residencial tensionat.<\/span><\/li>\n<li>O de <span class=\"csFC966AA7\" style=\"font-size: 16px;\">10 o m\u00e9s immobles urbans d\u2019\u00fas residencial o una superf\u00edcie constru\u00efda de m\u00e9s de 1.500 m2 d\u2019\u00fas residencial, sense garatges ni trasters, en\u00a0territori espanyol.<\/span><\/li>\n<\/ul>\n<\/li>\n<li><strong>Tamb\u00e9 es considera grans tenidors d&#8217;habitatge<\/strong>: Les entitats financeres, les filials immobili\u00e0ries d&#8217;aquestes entitats, els fons d&#8217;inversi\u00f3 i les entitats de gesti\u00f3 d&#8217;actius, inclosos els procedents de la reestructuraci\u00f3 banc\u00e0ria, d&#8217;acord amb la legislaci\u00f3 mercantil i e<span style=\"font-size: 16px;\">ls fons de capital risc i de titulitzaci\u00f3 d&#8217;actius.<\/span><\/li>\n<\/ul>\n<ul>\n<li style=\"list-style-type: none;\"><\/li>\n<\/ul>\n<p><span style=\"font-size: 1.5em; font-weight: bold;\">Com es pot donar compliment a la obligaci\u00f3 de registre a c\u00e0rrec dels grans tenidors ?<\/span><\/p>\n<p class=\"cs95E872D0\"><span class=\"cs872CE174\">Encara que l&#8217;Administraci\u00f3 t\u00e9 pendent de crear el Registre, es pot complir amb la obligaci\u00f3 adre\u00e7ant una inst\u00e0ncia a l&#8217;Ag\u00e8ncia de l&#8217;habitatge de Catalunya en la que consti:<\/span><\/p>\n<ul>\n<li><span style=\"font-size: 16px;\">La condici\u00f3 de gran tenidor.<\/span><\/li>\n<li><span style=\"font-size: 16px;\">El nombre d&#8217;habitatges dels quals \u00e9s titular<\/span><\/li>\n<\/ul>\n<p class=\"cs95E872D0\"><span class=\"cs872CE174\"> <img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-medium wp-image-13023\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-300x167.jpeg\" alt=\"\" width=\"300\" height=\"167\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-300x167.jpeg 300w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-768x427.jpeg 768w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image-600x333.jpeg 600w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2024\/10\/pexels-photo-16753441-1728461455_1728466035image.jpeg 810w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/span><\/p>\n<h3 class=\"cs95E872D0\"><span style=\"color: #3366ff;\"><em><span class=\"cs872CE174\">Per tant si considereu que sou un gran tenidor podeu contactar amb nosaltres per tal de poder procedir als tr\u00e0mits per comunicar la vostre condici\u00f3 com a tal, al departament habitatge a trav\u00e9s del 972426004 assessoria jur\u00eddica o al correu juridic@rm-assessors.cat<\/span><\/em><\/span><\/h3>\n<p class=\"cs95E872D0\">\n","protected":false},"excerpt":{"rendered":"<p>El Decreto ley 2\/2025, de 25 de febrero, amplia les obligacions de registre dels grans tenidor d&#8217;habitatge.
