S&#8217;haur\u00e0 d&#8217;incloure en els nous contractes d&#8217;arrendament l&#8217;\u00cdndex de refer\u00e8ncia dels preus del lloguer."},"content":{"rendered":"<p>El passat dijous 7 de mar\u00e7 es va publicar en el DOGC el<span style=\"color: #ff0000;\"> <em><a href=\"https:\/\/portaldogc.gencat.cat\/utilsEADOP\/PDF\/7825\/1730947.pdf\"><span style=\"color: #ff0000;\">Decret Llei 5\/19, de 5 de mar\u00e7<\/span><\/a> <\/em><\/span>de mesures urgents per<br \/>\nmillorar l\u2019acc\u00e9s a l\u2019habitatge. Destaquem el seg\u00fcent:<\/p>\n<p><strong><span style=\"color: #ff0000;\">\u00cdndex de refer\u00e8ncia dels preus del lloguer<\/span><\/strong>:<\/p>\n<ul>\n<li>Des del passat dia 8 de mar\u00e7, el agents immobiliaris hauran d&#8217;incloure aquest el nou \u00cdndex de refer\u00e8ncia dels preus del lloguer en els anuncis i en els contractes de lloguer d&#8217;habitatges.<\/li>\n<li>Aquest \u00cdndex nom\u00e9s est\u00e0 disponible, en l\u2019actualitat i pel que fa a la nostra demarcaci\u00f3, per a les poblacions de Girona, Figueres, Olot i Blanes;\u00a0 es pot consultar seguint el seg\u00fcent enlla\u00e7: <em><span style=\"color: #ff0000;\">http:\/\/agenciahabitatge.gencat.cat\/indexdelloguer\/<\/span><\/em> i s&#8217;alimentar\u00e0 del registre de les fiances.<\/li>\n<li>Els habitatges arrendats per preu superior a l&#8217;\u00edndex de refer\u00e8ncia perdran el dret a l&#8217;avalloguer. (L&#8217;avalloguer garanteix al propietari fins a tres mensualitats de la renda que degui l&#8217;arrendatari a partir del moment en que se&#8217;l demandi judicialment. La cobertura s&#8217;amplia fins sis mensualitats quan es tracti d&#8217;habitatges amb protecci\u00f3 oficial o que estiguin destinats a programes de mediaci\u00f3, cessi\u00f3 o inserci\u00f3).<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Habitatges buits<\/strong><\/span>:<\/p>\n<ul>\n<li>L&#8217;administraci\u00f3 p\u00fablica podr\u00e0 expropiar els habitatges situats en \u00e0rees de demanda acreditada que estiguin inscrits en el Registre d&#8217;habitatges buits, que inclou:\n<ul>\n<li>\u00a0Habitatges buits de persones jur\u00eddiques que estiguin desocupats sense causa justificada.<\/li>\n<li>Habitatges adquirits per persones jur\u00eddiques en un proc\u00e9s d\u2019execuci\u00f3 hipotec\u00e0ria o<br \/>\nmitjan\u00e7ant la compensaci\u00f3 o pagament de deute amb garantia hipotec\u00e0ria, que no<br \/>\ndisposin d\u2019un contracte que habiliti per a la seva ocupaci\u00f3.<\/li>\n<\/ul>\n<\/li>\n<li>Es podr\u00e0 imposar multes a persones jur\u00eddiques propiet\u00e0ries d&#8217;habitatges quan no atengui els requeriments de l&#8217;administraci\u00f3 p\u00fablica per que facin efectiva l&#8217;ocupaci\u00f3 legal dels habitatges.<\/li>\n<li>L&#8217;administraci\u00f3 p\u00fablica requerir\u00e0 a les empreses els terminis i les mesures\u00a0 per a finalitzar les obres d&#8217;edificaci\u00f3 dels edificis inacabats.<\/li>\n<li>S&#8217;haur\u00e0 d&#8217;inscriure en el Registre d&#8217;habitatges buits, els habitatges i estructures d&#8217;edificis sense finalitzar que siguin propietat de persones jur\u00eddiques privades i es trobin en situaci\u00f3 de desocupaci\u00f3 permanent.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><strong><span style=\"color: #ff0000;\">Habitatges de protecci\u00f3 oficial<\/span><\/strong>:<\/p>\n<ul>\n<li>Els preus m\u00e0xim de venda i de lloguer dels habitatges de protecci\u00f3 oficial es determinaran en funci\u00f3 de la localitzaci\u00f3 de l&#8217;habitatge, el cost del sol, el cost de la construcci\u00f3 i la seva efici\u00e8ncia energ\u00e8tica.<\/li>\n<li>Si els habitatges no son de nova construcci\u00f3 se&#8217;ls aplicar\u00e0 un coeficient de depreciaci\u00f3.<\/li>\n<li>El lloguer es calcular\u00e0 a partir de la rendibilitat estimada sobre el preu de venda.<\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_262830776.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-2858\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_262830776.jpg\" alt=\"\" width=\"600\" height=\"600\" \/><\/a><\/p>\n<p><em><strong><span style=\"color: #ff6600;\">Som agents immobiliaris, consulteu-nos sense comprom\u00eds trucant al 972 426 084, o per correu electr\u00f2nic adre\u00e7at a llorencrodriguez@rm-assessors.cat<\/span><\/strong><\/em><\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El passat dijous 7 de mar\u00e7 es va publicar en el DOGC el Decret Llei 5\/19, de 5 de mar\u00e7 de mesures urgents per millorar l\u2019acc\u00e9s a l\u2019habitatge.
