Destaquem el seg\u00fcent:<\/p>\n<ul>\n<li><span style=\"color: #ff0000;\"><strong>Declaraci\u00f3 d&#8217;\u00c0rea tensa d&#8217;habitatge:<\/strong><\/span> Si l&#8217;Ajuntament ho deman, la Generalitat podr\u00e0 declarar qualsevol municipi \u00ab\u00c0rea tensa d&#8217;habitatge\u00bb durant un per\u00edode no superior a cinc anys. Per qu\u00e8 la declaraci\u00f3 sigui possible caldr\u00e0 que en el territori s&#8217;hagi publicat un \u00edndex de refer\u00e8ncia de preus de lloguer. (Aquesta circumst\u00e0ncia es dona actualment en els seg\u00fcents municipis de les comarques gironines: Girona, Olot, Figueres, Blanes, Sant Feliu de Guixols, Lloret de Mar i Salt).<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong><span style=\"color: #ff0000;\">Contractes nous d&#8217;arrendament d&#8217;habitatge un cop el municipi hagi estat declarat \u00ab\u00c0rea tensa d&#8217;habitatge\u00bb:<\/span><\/strong> Una vegada el municipi hagi estat declarat \u00ab\u00c0rea tensa d&#8217;habitatge\u00bb, la renda dels contractes nous no podr\u00e0 superar el 10% del preu que correspongui a l&#8217;\u00edndex de refer\u00e8ncia o el 20% si es tracta de lloguers en edificis nous o rehabilitats concertats en els 5 anys seg\u00fcents al final d&#8217;obres.<\/li>\n<\/ul>\n<p>Per circumst\u00e0ncies excepcionals s&#8217;admetr\u00e0 una desviaci\u00f3 de fins el 5% i durant la vig\u00e8ncia del contracte la renda sols es podr\u00e0 revisar si les parts ho haguessin convingut i, en tal cas, es revisar\u00e0 utilitzant l&#8217;\u00edndex de garantia de competitivitat.<\/p>\n<p>S&#8217;admet que les parts pactin en el contracte que l&#8217;arrendatari es far\u00e0 c\u00e0rrec de les despeses de comunitat i dels serveis individuals.<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><span style=\"color: #ff0000;\"><strong>Renovaci\u00f3 de contractes d&#8217;arrendament d&#8217;habitatge un cop el municipi hagi estat declarat \u00ab\u00c0rea tensa d&#8217;habitatge:<\/strong> <span style=\"color: #000000;\">Quan un contracte hagi expirat i les parts acordin volunt\u00e0riament renovar-lo, e<\/span><\/span>s permet fixar com a renda inicial de l&#8217;arrendament renovat la mateixa renda del contracte anterior per\u00f2 sense considerar els eventuals augments acordats l&#8217;any previ a l&#8217;extinci\u00f3 del contracte.<\/li>\n<\/ul>\n<h2><span style=\"color: #ff0000;\">ATENCI\u00d3: Aquesta norma ha quedat sense efecte en no haver estat validada per Parlament de Catalunya<\/span><\/h2>\n<p>&nbsp;<\/p>\n<p><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_790695424.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-2861\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2018\/08\/shutterstock_790695424.jpg\" alt=\"\" width=\"600\" height=\"600\" \/><\/a><\/p>\n<p><em><span style=\"color: #ff6600;\"><strong>Som agents immobiliaris i administradors de finques.
