Tamb\u00e9 s&#8217;amplia la morat\u00f2ria  per a sol\u00b7licitar la morat\u00f2ria temporal i extraordin\u00e0ria del pagament de la renda.<\/h5>\n\n\n\n<p>El <a href=\"https:\/\/www.boe.es\/boe\/dias\/2021\/10\/27\/pdfs\/BOE-A-2021-17456.pdf\"><em>Reial decret llei 21\/2021<\/em><\/a>, de 26 d&#8217;octubre acorda la pr\u00f2rroga de les mesures de protecci\u00f3 social per a fer front a les situacions de vulnerabilitat social i econ\u00f2mica. Destaquem el seg\u00fcent:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ampliaci\u00f3 del per\u00edode per a sol\u00b7licitar la pr\u00f2rroga extraordin\u00e0ria de sis mesos<\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Si la pr\u00f2rroga del contracte finalitza abans el 28 de febrer del 2022, l&#8217;arrendatari podr\u00e0 demanar una pr\u00f2rroga extraordin\u00e0ria de la durada de l&#8217;arrendament durant 6 mesos.<\/li><li>L&#8217;arrendador no s&#8217;hi podr\u00e0 oposar llevat acord entre les parts o que l&#8217;arrendador acrediti la necessitat d&#8217;ocupar l&#8217;habitatge per a si o per als seus familiars en base al que diu  l&#8217;art. 9.3. de la LAU. <\/li><li>Si l&#8217;arrendatari ja va gaudir anteriorment d&#8217;aquesta pr\u00f2rroga extraordin\u00e0ria, ara no la podr\u00e0 demanar de nou. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Ampliaci\u00f3 del per\u00edode per a sol\u00b7licitar la morat\u00f2ria temporal i extraordin\u00e0ria en el pagament de la renda, quan l&#8217;arrendador sigui un gran tenidor<\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>Aquesta mesura sols afecta als habitatges de grans tenidors (propietaris de m\u00e9s de 10 immobles).<\/li><li>A falta d&#8217;acord antre les parts, l&#8217;arrendatari en situaci\u00f3 de vulnerabilitat disposa fins el 28 de febrer de 2022 per a demanar a l&#8217;arrendador un ajornament temporal i extraordinari en el pagament de la renda durant un m\u00e0xim de quatre mesos.<\/li><li>Rebuda la sol\u00b7licitud, en el termini de set dies l&#8217;arrendador haur\u00e0 de respondre a l&#8217;arrendatari si opta per una reducci\u00f3 del 50% de la renda durant aquell per\u00edode o pel fraccionament de les quotes del per\u00edode ajornat durant un m\u00e0xim de 3 anys (o durant el temps que resti per finalitzar el contracte o la seva pr\u00f2rroga) sense interessos. A falta de resposta s&#8217;entendr\u00e0 que opta pel fraccionament. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Ampliaci\u00f3 del per\u00edode de suspensi\u00f3 dels procediments judicials<\/h3>\n\n\n\n<ul class=\"wp-block-list\"><li>S&#8217;amplia fins el 28 de febrer de 2022 el per\u00edode de suspensi\u00f3 dels procediments de desnonament i de llan\u00e7ament per a llars vulnerables sense alternativa residencial. <\/li><li>La suspensi\u00f3 del llan\u00e7ament ser\u00e0 pel temps estrictament necessari, at\u00e8s l&#8217;informe dels serveis socials. <\/li><li>Els arrendadors afectats per la suspensi\u00f3 del termini de desnonaments i llan\u00e7aments, podran demanar, fins el 31 de mar\u00e7 de 2022, una compensaci\u00f3 quan l&#8217;administraci\u00f3 competent, en els tres mesos seg\u00fcents a la data en qu\u00e8 s&#8217;emeti l&#8217;informe dels serveis socials no hagu\u00e9s adoptat les mesures indicades.<\/li><li>La compensaci\u00f3 consistir\u00e0 en el valor mitj\u00e0 de la renda m\u00e9s les despeses de l&#8217;habitatge que siguin a c\u00e0rrec de l&#8217;arrendador, fins que el Tribunal aixequi la suspensi\u00f3 o, com a m\u00e0xim, fins el 28 de febrer de 2022.<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-large is-style-rounded\"><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2017\/06\/RM_Assessors_Foto_9.jpg\"><img decoding=\"async\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2017\/06\/RM_Assessors_Foto_9.jpg\" alt=\"\" class=\"wp-image-2191\"\/><\/a><\/figure>\n\n\n\n<h5 class=\"wp-block-heading\"><em>Som Administradors de finques, Agents de la propietat immobili\u00e0ria i Agents<\/em> immobiliaris.
