Destaquem el seg\u00fcent:<\/p>\n<p><strong><span style=\"color: #ff0000;\">Ampliaci\u00f3 de durada obligat\u00f2ria inicial dels contractes d&#8217;arrendament d&#8217;habitatge habitual i permanent: <\/span><\/strong><span style=\"color: #000000;\">Un cop finalitzada la durada inicial prevista en el contracte, l&#8217;arrendador haur\u00e0 de prorrogar obligat\u00f2riament l&#8217;arrendament a inst\u00e0ncia de l&#8217;arrendatari fins assolir la seg\u00fcent durada m\u00ednima total: <\/span><\/p>\n<ul>\n<li>Quan l&#8217;arrendador sigui una persona f\u00edsica: 5 anys (Fins ara 3 anys).<\/li>\n<li>Quan l&#8217;arrendador sigui una persona jur\u00eddica: 7 anys (Fins ara tamb\u00e9 3 anys).<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Ampliaci\u00f3 de la pr\u00f2rroga dels contractes<\/strong><\/span>: Tant si l&#8217;arrendador es persona f\u00edsica com si es persona jur\u00eddica, una vegada exhaurida la durada obligat\u00f2ria inicial de l&#8217;apartat anterior el contracte quedar\u00e0 t\u00e0citament prorrogat per 3 anys m\u00e9s (fins ara, 1 any), si\u00a0 l&#8217;arrendador o l&#8217;arrendatari no haguessin manifestat abans la seva voluntat de no renovar el contracte.<\/p>\n<p>&nbsp;<\/p>\n<p><strong><span style=\"color: #ff0000;\">Complement de fian\u00e7a<\/span><\/strong>: A m\u00e9s de la fian\u00e7a legal (una mensualitat de la renda) l&#8217;arrendador sols podr\u00e0 exigir un\u00a0 complement de fian\u00e7a de fins a dues mensualitats m\u00e9s de renda en els casos seg\u00fcents:<\/p>\n<ul>\n<li>Quan l&#8217;arrendador sigui una persona f\u00edsica: En arrendaments de durada inicial inferior a cinc anys.<\/li>\n<li>Quan l&#8217;arrendador sigui una persona jur\u00eddica: En arrendaments de durada inicial inferior a set anys.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><strong><span style=\"color: #ff0000;\">Despeses de gesti\u00f3 immobili\u00e0ria i redacci\u00f3 del contracte<\/span><\/strong>:<\/p>\n<ul>\n<li>Quan l&#8217;arrendador sigui una persona f\u00edsica: Les despeses seran a c\u00e0rrec d&#8217;arrendador o arrendatari segons el que les parts haguessin acordat en el contracte.<\/li>\n<li>Quan l&#8217;arrendador sigui una persona jur\u00eddica: Les despeses seran sempre a c\u00e0rrec de l&#8217;arrendador.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"color: #ff0000;\"><strong>Impostos<\/strong><\/span>: L&#8217;arrendament d&#8217;habitatge habitual i permanent s&#8217;ha declarat exempt de l&#8217;Impost sobre Transmissions Patrimonials i Actes Jur\u00eddics Documentats.<\/p>\n<p><a href=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria11_77289191.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\"alignnone size-full wp-image-791\" src=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria11_77289191.jpg\" alt=\"\" width=\"658\" height=\"325\" srcset=\"https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria11_77289191.jpg 658w, https:\/\/www.rm-assessors.cat\/wp-content\/uploads\/2015\/02\/immobiliaria11_77289191-300x148.jpg 300w\" sizes=\"(max-width: 658px) 100vw, 658px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"color: #800080;\"><em><strong>Som advocats.
